South Florida sees major residential and commercial real estate deals

A Wellington estate was the most expensive residential property sold in South Florida recently, with a 10,800-square-foot mansion at 11380 Long Meadow Drive changing hands for $16.3 million. The seller was an LLC managed by Jason Golden, and the buyer was an LLC managed by Alejo Pedroza Paez. The estate sits on 1.1 acres and features a main house with five bedrooms, a game room, exercise room, spa, sauna, steam room, pool, a separate two-bedroom guest house, and a five-car garage with a one-bedroom apartment. Kristina Lloyd of Douglas Elliman brokered the deal. The home had been listed since December with an asking price just under $18 million.

In commercial real estate, Miami Beach saw its largest recent transaction with the sale of a one-story retail property at 716-720 Lincoln Road for $11.8 million. The seller was an LLC linked to JSRE Acquisitions, while the buyer was an LLC associated with Miami-based developer Michael Simkins. JSRE acquired the property in 2014 for $34.5 million but sold it at roughly one-third of that price.

Another significant residential transaction occurred in Boca Raton where Phillip DeLeon and Paula Chusid sold their waterfront home at 155 Southeast Spanish Trail for $13.5 million to investor Emil Lotyanu and his wife Natalia Lotyanu. The six-bedroom mansion spans 9,300 square feet and includes amenities such as a six-car garage, seven full bathrooms, three half bathrooms, elevator, built-in grill, dock and pool. Dovi Ettedgui of Serhant listed the property; Elaine Tatum of Douglas Elliman represented the buyers.

In North Bay Village, Coral USA LLC sold a multifamily complex at 7917 West Drive to Woodpecker Investments LLC for $10.5 million. The waterfront building dates back to 1963 and contains 30 units across two stories on a total area of 22,600 square feet.
