Boca Raton Innovation Campus (BRiC) has secured more than 260,000 square feet in lease agreements, which include both new leases and renewals. Among the new tenants, All Star Recruiting Locums, a health care staffing company affiliated with All Star Healthcare Solutions, signed for 42,700 square feet and will relocate from its current office in Deerfield Beach. Cinch Home Services, a provider of home warranties, leased 32,900 square feet.
EchoTwin AI, a technology firm specializing in artificial intelligence spatial intelligence for urban management, leased 2,700 square feet for its first office. The company’s founder Chris Carson is relocating to South Florida from San Francisco.
Existing tenants who renewed their leases at BRiC include Modernizing Medicine with 127,800 square feet; Everglades University with 52,600 square feet; and NewtekOne with 7,800 square feet.
Ryan Nunes and Alan Kleber of Cushman & Wakefield represented All Star Recruiting Locums, Cinch Home Services and Modernizing Medicine. JJL’s Zach Wendelin and Adam Bernstein represented Everglades University; Bernstein has since joined Stream Realty. Jeff Kelly of CBRE acted on behalf of the landlord.
The campus is owned by CP Group—led by Angelo Bianco and Chris Eachus—and DRA Advisors from New York under David Luski. In 2021, DRA Advisors acquired a stake in the property for $320.2 million. The site at 5000 T-Rex Avenue was originally developed by IBM in the 1960s as a research facility.
BRiC is currently undergoing a $100 million renovation that will add spec suites as part of CP Group’s worCPlaces flexible office portfolio. Other planned improvements include a wellness center managed by Boca Raton Regional Hospital, an autonomous store, two coffee shops, two gyms and event spaces.
CP Group and DRA Advisors plan to redevelop BRiC into a mixed-use complex featuring multifamily housing, retail stores, dining options, entertainment venues and a grocery store. Boca Raton officials approved rezoning for this redevelopment in 2023.
In Miami’s Wynwood neighborhood, Ripco Real Estate moved its local office from Brickell to Gateway at Wynwood at 2916 North Miami Avenue. The new space covers 5,200 square feet compared to the previous location’s 3,900 square feet. Tony Pavli of Ripco said the move allows for future growth and positions the firm closer to its key markets.
Ripco entered Miami in 2021 during an influx of out-of-state residents that spurred demand for office space and rising rents. Its services include landlord and tenant representation for retail leasing as well as investment sales and advisory services across asset classes. Last year it acquired Acre—a Miami-based brokerage with four brokers.
Gateway at Wynwood is owned by Cire Equity after acquiring it through an $89.6 million credit bid following foreclosure proceedings related to unpaid loans by former developer R&B Realty.
Morgan Motor Company opened its first U.S. showroom at Aventura Mall through Morgan Fort Lauderdale dealership under the name TxtCharlie. Turnberry Associates led by Jackie Soffer and Simon Property Group led by David Simon own Aventura Mall.
Club Studio gym launched operations within Miami Worldcenter on Northeast Second Avenue occupying a 38,000-square-foot space offering various fitness programs including HIIT training and Pilates.
Reforming Pilates plans to open at Mary Brickell Village in January after leasing 1,500 square feet at Southwest 10th Street. Founded by Genevieve and Daniel Ross in Bay Harbor Islands in 2022, Reforming Pilates has expanded across several South Florida locations.
Kimco Realty secured three new tenants—Cava restaurant (2,700 sq ft), Miniso retailer (7,000 sq ft), Yoga Joint studio (5,400 sq ft)—at Palms at Town & Country shopping center in Kendall.
Nason Yeager Gerson Harris & Fumero law firm renewed its lease at Seacoast Banking Center in Palm Beach Gardens while expanding into an additional contiguous space totaling over 23,000 square feet combined.
Play Sporting Lounge will open later this year at CityPlace Doral occupying both indoor space (12,000 sq ft) and outdoor patio areas offering sports simulators alongside food service options.
Rimadesio opened an Italian furniture showroom on Biscayne Boulevard in Miami’s Edgewater neighborhood ahead of its official launch event scheduled for November.
Florida Room restaurant began operations inside The Fort recreational center in Fort Lauderdale led by chefs Jeff McInnis and Janine Booth who previously operated Root & Bone restaurants locally.
