Serhant replaces Douglas Elliman as sales lead for Opus Coconut Grove

Meta Development has appointed Serhant as the new sales and marketing lead for its Opus Coconut Grove condominium project, replacing Douglas Elliman more than a year after launching sales. The six-story, 14-unit development is located at 3137 Southwest 27th Avenue in Miami’s Coconut Grove neighborhood.

Meta Development is a partnership between Lucid Investment Group, based in Miami and led by Andrew Rasken, and Brazil’s Iron Capital, headed by Bruno Guedes and Bruno Benevides. In August, the joint venture secured a $28 million construction loan for the project.

According to Rasken, nearly 60 percent of the units have been presold. “We were looking for someone with a bigger reach into the Northeast,” he said.

Serhant’s Nicolas Group, under Angel Nicolas, will now handle sales and marketing. Nicolas has previously worked with Rasken on selling spec homes. The initial sales effort was launched last year by Elliman’s Christopher Wands and Sari Libbin Shapiro.

Rasken confirmed that Opus will consist of 12 standard units and two penthouses. The building is designed by Kobi Karp and João Armentano. Amenities listed on the project website include a pool, gym, spa facilities, business lounge, and children’s playroom.

The buyer demographic includes locals, foreigners, and buyers from the Northeast region of the United States. Remaining unit prices start at $3.1 million.

Opus is one of several small-scale projects Meta is planning across South Florida as an alternative to larger developments with hundreds of units. “We’re very focused on this as our core product,” Rasken said. “We think the boutique luxury condo product space is here to stay.”

In addition to Opus Coconut Grove, Meta is developing Colette—a five-story luxury condominium with 38 units at 1880 Brickell Avenue—where prices begin at $2.8 million. The partners are also considering another site in Pompano Beach.
