Seminole Landing mansion tops Palm Beach luxury contracts as market sees higher dollar volume

A mansion in the Seminole Landing community of North Palm Beach led luxury home contracts in Palm Beach County for the week ending October 19, according to a report from Douglas Elliman’s Eklund-Gomes team. Between October 13 and October 19, buyers signed 11 contracts for luxury properties—defined as those listed at $3 million or more—in the county. The combined asking price of these homes reached $67.4 million, with an average time on the market of 119 days.

This activity marks an increase from the previous week, when buyers signed 10 contracts totaling $47.6 million in asking volume.

The report tracks both single-family homes and condos within this price range listed on the Beaches MLS. Last week, all pending sales were single-family homes. There were also 58 new listings added during this period, bringing the total number of active listings to 1,078.

The average asking price for these pending sales was $6.1 million, or $1,151 per square foot.

The highest-priced property to find a buyer was a mansion at 1162 Banyan Estates Drive in Seminole Landing, listed at $15.9 million. Monica and David J. Hill own the property; they purchased it for $1.9 million in 2017 and completed construction in 2020. The home features five bedrooms, five bathrooms, three half-bathrooms, a pool, spa, putting green, half-basketball court and pickleball court. It was initially listed at $19.2 million last year but saw four price reductions before going under contract with Elliot Koolik and Richard Entel of Compass as listing agents.

The second most expensive pending sale was a home at 10960 Monte Rosa Drive in Palm Beach Gardens with an asking price of $7.3 million. This property is among the first expected closings in Panther National—a gated golf community developed by Centaur Holdings under Dominik Senn—which has recorded over $330 million in presales since its launch in 2023 and plans for a total of 218 single-family homes. The house spans about 6,200 square feet with five bedrooms, four bathrooms, two half-bathrooms and a pool; Max Strang designed it and Jonas Mikals with Living by IMI holds the listing.
