Sam Nazarian teams up with Marc Anthony for new Edgewater condo tower

Black Salmon, the Boschetti Group, and Constellation Group have partnered with Sam Nazarian to launch a new branded condominium tower in Miami’s Edgewater neighborhood. The project, called HQ Residences Miami, will be managed and branded by HQ Hotels & Residences by sbe. This announcement was made by Nazarian at The Real Deal’s Miami Forum.

Nazarian’s partners include Grammy-winning artist Marc Anthony. The sales and marketing for the 35-story, 229-unit high-rise will be led by Mauricio Umansky and Santiago Arana of The Agency. According to Nazarian, “There’s a lot of luxury residential projects today. One thing we saw was there was a lack of personality and connectivity and collaboration in these towers.”

Camilo Lopez, managing partner and co-CEO of Black Salmon, explained that he interviewed more than ten brands before selecting HQ for this development. Lopez noted that nearly 65 projects are currently planned in Greater Downtown Miami, with most being short-term rental-friendly condos. In contrast, HQ Residences will operate as a traditional condo building with prices starting at $850,000 and averaging $1.5 million.

Lopez said the project is designed to attract Millennials, Gen Zers, and Latino/Hispanic buyers. Units will range from one to three bedrooms with sizes between 721 square feet and 2,074 square feet; eight penthouses are also planned. “One of the biggest challenges in Miami is the entry level [price] is becoming extremely high,” Lopez stated. “This opportunity to design this product in this price point makes sense.”

This development marks the first residential tower branded by HQ since its launch last year by Nazarian. Marc Anthony will participate not only in this project but also future branded residential developments under the HQ name. Nazarian remarked on Anthony’s involvement: “[Marc] is somebody who is the face of Miami… Having him be a validator for the largest buyers of residential, the Hispanic and Latino market, it’s very exciting for me to partner with Marc and bring him into his first residential project in South Florida.”

Construction may begin as soon as September next year with an estimated completion time of about 30 months. The cost to build is expected to range from $1,100 to $1,200 per square foot while presales are set to start at around $1,400 per square foot.

The top two floors—spanning nearly 16,000 square feet—will offer wellness amenities such as yoga rooms designed by Kane Sarhan (Founder of The Well), hammam baths, saunas, steam rooms, plunge pools and bath house treatments; along with entertainment spaces including Sofia Vergara’s Toma Gourmet restaurant operated by her son Manolo Vergara; Jack’s NYC Coffee; plus Marc’s—a speakeasy curated by Anthony.

Arquitectonica has been named architect for the building while Enzo Enea will handle landscape architecture duties; DesignAgency together with Craft are responsible for interior design.

Nazarian previously collaborated on several South Florida branded condo projects during an earlier real estate cycle—including SLS Lux and Hyde Midtown—and said discussions are ongoing with Black Salmon about branding further condo developments under HQ in South Florida.
