Related Ross, the real estate firm founded by billionaire Steve Ross, has secured a series of new office leases in downtown West Palm Beach. According to a company news release, Related Ross signed over 500,000 square feet of leases this year.
At the under-construction 25-story 15 CityPlace tower, BDO, Shutts & Bowen, Inclenberg Investments, and Cleveland Clinic have preleased space. The Cleveland Clinic will occupy 120,000 square feet at the property. Related Ross also plans to expand its headquarters into this building.
The 15 CityPlace and neighboring 10 CityPlace towers are being developed on sites previously occupied by AMC West Palm Beach 12 and Brio Italian Grille within the CityPlace mixed-use complex.
One Flagler, another tower completed by Related Ross this year near the Royal Park Bridge, has new tenants including Citizens Bank, JP Morgan Private Wealth Management, and Metropolitan Commercial Bank.
At Phillips Point—acquired by Ross for $282 million in 2021—Roger Ferris + Partners leased an office while Gruss and Company renewed its lease. Whiteford, Taylor & Preston took space at Esperanté Corporate Center with Shumway Capital renewing there as well.
CityPlace Tower saw new leases from GID and Seubert & Associates; McLaughlin & Stern renewed its lease at that location. After developing CityPlace Tower in 2008 and selling it in 2011, Ross reacquired it for $175 million in 2021.
Tech firm Visium is set to open its headquarters at the boutique office building at 477 Rosemary within CityPlace.
Steve Ross founded New York-based Related Companies more than five decades ago but stepped back last year to lead West Palm-based Related Ross. He remains nonexecutive chairman and largest shareholder of Related Companies. The total square footage for some tenant leases was not disclosed.
In Miami’s Coconut Grove neighborhood, Riviera Dining Group opened AVA MediterrAegean at Arya Hotel & Suites (Mutiny Park Condominium). The restaurant occupies a 4,900-square-foot space with a members-only retreat area. It is led by chefs Michaël Michaelidis and Frédéric Aumeunier with interiors designed by Lazaro Rosa-Violán. This marks their second AVA MediterrAegean location after Winter Park near Orlando.
Miami Vacation Rentals and entrepreneur Florian Hagenbuch acquired significant interests in Arya Hotel last year for $16.2 million—including condo-hotel units and commercial space.
In Westlake—a city incorporated in Palm Beach County in 2016—a shopping plaza under construction called Westlake Palms has signed four tenants: Ella Cafe (1,700 sq ft), Junior’s Barber Shop (1,700 sq ft), Westlake Eye Care (1,500 sq ft), and Gulfstream Goodwill (2,600 sq ft). The development site is owned by Donaldson Hearing’s entity; construction began earlier this year on a planned retail building totaling about 10,400 square feet. Minto Communities is developing Westlake on approximately 4,000 acres purchased in 2013; upon completion it will include thousands of homes plus commercial spaces and municipal facilities.
Memorial Healthcare System renewed two leases totaling 93,000 square feet at Miramar Park of Commerce: one for administrative offices (73,600 sq ft) at Corporate Way and another for offices/training (19,400 sq ft) on Executive Way. Memorial now occupies over 200,000 square feet across the business campus for various uses including pharmaceutical operations. Sunbeam Properties owns Miramar Park of Commerce—which spans more than five million square feet—and plans an adjacent mixed-use project featuring residential units as well as retail/office/hotel components alongside parkland.
Body Hot Pilates will open an 1,800-square-foot studio at Amara Wynwood apartment building located at Northeast 27th Street in Miami; the eight-story residential property was completed recently by Fifield Companies with PGIM Real Estate as co-developer.
