Palm Beach sees decline in luxury home contract volume as top townhome leads sales

A Palm Beach townhome listed at $17 million led the signed luxury residential contracts in Palm Beach County for the week ending August 24, according to a report from Douglas Elliman’s Eklund-Gomes team. The 4,000-square-foot property at 220 Brazilian Avenue had previously sold for $16.5 million in April.

The Eklund-Gomes team reported that buyers signed 11 contracts for properties priced at $3 million or more between August 18 and August 24. The total asking dollar volume for these pending sales was $64.7 million, with an average of 150 days on the market. This marked a decrease from the previous week, which saw 18 homes go under contract with a combined asking price of $117.8 million.

The report tracks signed contracts for single-family homes and condominiums listed in the Beaches MLS at $3 million or above. During this period, there were 27 new listings and a total of 994 active listings on the market.

Of the properties going under contract last week, nine were single-family homes and two were condos. The pending condos averaged an asking price of $3.4 million, or about $1,253 per square foot, spending an average of 187 days on the market.

Single-family homes accounted for $57.9 million in asking dollar volume with an average time on market of 114 days. Their average asking price was approximately $6.4 million.

The top-priced home finding a buyer was owned by Crystal Lahners, widow of Dr. William Lahners—a partner with Center for Sight who died in 2021. Crystal Lahners purchased the Brazilian Avenue townhome earlier this year and listed it for sale in May with Chris Leavitt of Douglas Elliman and Ashley Copeland of Brown Harris Stevens as agents. The residence features four bedrooms, five bathrooms, and a pool.

Another notable transaction involved a waterfront home at 961 Iris Drive in Delray Beach listed at $8 million by John Acunto, who acquired it for $7.5 million in February. Built in 1978 on half an acre, this nearly 5,100-square-foot house includes four bedrooms, four bathrooms, two half-bathrooms, a pool, and a dock. Tinka Ellington and Rene Mahfood with Compass hold the listing.
