Ocean-to-lake Manalapan lot sells for $27.5M amid surge in luxury deals

An oceanfront lot in Manalapan has sold for $27.5 million, just weeks after the neighboring mansion went under contract. The 1.3-acre property at 1300 South Ocean Boulevard was purchased by a Delaware-based entity whose ownership remains undisclosed. The identities of both the buyer and seller have not been revealed.

Gary Pohrer with Serhant and Nick Malinosky from the Exclusive Group at Douglas Elliman managed the listing, while Marine Rollins of Miami Global Realty represented the buyer. Property records indicate that the lot last changed hands for $26.2 million.

The estate features 158 feet of ocean frontage and 200 feet along the Intracoastal Waterway, according to listing details. Architectural plans by Gregory Bonner of B1 Architects were offered as part of the sale, but a source confirmed that these plans will not be used by the new owner.

Since 2023, the parcel has been on and off the market, initially asking as much as $38.9 million based on Zillow data. It was re-listed with Pohrer in July at a price of $31.5 million.

This transaction follows closely on the heels of another major deal next door at 1280 South Ocean Boulevard, where a mansion listed for $45 million recently went pending. The seller is Rebecca Arcaini, wife of Tonio G.B. Arcaini, founder of a German food additive company. The couple acquired their property for $5.9 million in 2003 and completed construction on their eight-bedroom mansion in 2007.

Manalapan continues to attract high-value sales from buyers seeking large lots and waterfront access near Palm Beach. This month saw billionaire Randal Kirk’s estate go into contract with an asking price of $90 million, while last month Dr. Herbert Wertheim purchased an oceanfront mansion for $62 million.

Marine Rollins, who represented the buyer at 1300 South Ocean Boulevard, is married to cosmetic surgeon Dr. Aaron Rollins. In November, they listed their unfinished 28,000-square-foot estate on Indian Creek Island for $200 million—the highest-priced home currently on offer in Miami-Dade County. Rollins was unavailable for comment regarding this latest purchase.
