Developer Moishe Mana has relisted a waterfront double lot on the Venetian Islands in Miami for $25 million. The property, located at 851 North Venetian Drive on Biscayne Island, was assembled by Mana over the past decade. Companies tied to Mana purchased the first parcel in 2013 for $3.3 million and the second in 2016 for $5.2 million, later combining them into a single 0.6-acre lot with 175 feet of water frontage.
The listing is managed by Julian Johnston and Eric Kaufman of the Corcoran Group. The site comes with conceptual plans designed by architect Kobi Karp.
According to Johnston, “We’ve seen the volume of sales for vacant land go up in recent months,” referring to increased activity in single-family waterfront sites in Miami Beach and other luxury markets. He also noted that double lots on the Venetian Islands have become more difficult to find.
Mana has previously listed this property several times and had it most recently priced at $30 million. Johnston said that Mana is focused on his other developments and does not want to manage building a new home on this site.
Mana is known as the largest landowner in both Wynwood and downtown Miami’s Flagler district. In September, he expanded his holdings with a $25.5 million development site purchase in Wynwood, following a $150 million refinancing deal for 56 properties surrounding his Mana Wynwood Convention Center at 318 Northwest 23rd Street earlier that year.
Mana resides near Boca Raton.
Other recent transactions on Biscayne Island include Jeff Franklin’s sale of his waterfront lot at 1232 South Venetian Way for $10.3 million in January; Julian Johnston was also involved in that deal. In September, Tom Mooser sold his house at 315 East Rivo Alto Drive for $14.3 million.
