Miami-Dade sees higher condo dollar volume despite fewer weekly sales

Miami-Dade County saw an increase in condo dollar volume last week, even as the number of sales declined. From August 11 to August 17, brokers closed 55 condo sales totaling $94.2 million. This was fewer than the previous week’s 80 sales, which totaled $82.3 million.

The average sale price for condos rose to $1,713,245 from the prior week’s $1,028,539. The average price per square foot also increased to $820 from $563, according to Redfin data.

Among the top ten transactions last week, sale prices ranged from $2 million up to nearly $15 million.

The highest-priced deal was for Unit Sky Villa at Chateau Beach in Sunny Isles Beach. The property at 17475 Collins Avenue sold for $14.9 million or $1,829 per square foot. Jonathan Mann and Jill Hertzberg with Coldwell Banker Realty listed the unit; Alberto Fernandez with Sustainable RE represented the buyer.

Another notable transaction was Unit 1103 at 57 Ocean in Miami Beach, which closed at $11 million or $3,288 per square foot. Gabriela Dajer with One Sotheby’s International Realty had the listing and Alex Carnot with United Realty Group represented the buyer.

Other top deals included a unit at Icon South Beach that sold for $2 million and a Milano at Deering Bay unit that traded for just over $2.6 million.
