Meritage Homes is seeking approval to rezone a 30-acre site in Wellington, Florida, with plans to build a 206-townhome development. The proposed project would be located across six lots on Velazquez Road and Rembrandt Road, near Lion Country Safari. Meritage Homes, based in Scottsdale, Arizona and led by Phillippe Lord, submitted the rezoning and master plan application in November.
The townhomes would each range from 1,800 to 2,100 square feet. The proposal is pending votes from both the Wellington Planning and Zoning Board and the Village Council. As of now, no meeting date has been set for consideration of the project.
This initiative reflects a broader trend of redevelopment in rural areas of Palm Beach County, where there remains available land for larger residential communities. Westlake, which became Palm Beach County’s newest municipality in 2016, is an example of such development. Minto Communities serves as its master developer and has received approvals for thousands of homes as well as commercial space and civic facilities after acquiring the land in 2013.
In another part of Palm Beach County, Avenir—a master-planned community covering 4,800 acres at Northlake and Coconut boulevards—is under construction. This development is approved for nearly 4,000 homes along with hotel accommodations, medical office space, retail space, and a significant nature preserve. Landstar is overseeing Avenir’s development strategy by selling parcels to various homebuilders.
Nearby Arden represents another large-scale planned community near Wellington. Spanning about 1,200 acres with approval for over 2,000 homes, Arden includes features such as a communal farm intended to promote agricultural engagement among residents. Lennar has invested more than $226 million into acquiring sites within Arden.
