Mary Lou’s, a supper club-style venue, is set to open in South Beach after leasing the former Wall nightclub space at the W South Beach hotel. The 3,500-square-foot location will be operated by Mama Hospitality and co-founded by Joe Cervasio, Topher Grubb, and Alex Melillo. Mary Lou’s already has locations in Palm Beach and Montauk.
The W South Beach hotel at 2201 Collins Avenue was purchased by Simon and David Reuben of Reuben Brothers for over $400 million. The acquisition included 175 hotel rooms and 173 condo-hotel units. An additional 211 condo-hotel units are owned individually. Wall lounge, which previously occupied the space leased by Mary Lou’s, closed in 2020.
Florida East Coast Realty announced seven new leases and renewals at its Panorama Tower and adjacent office complex at 1101 Brickell Avenue in Miami. Nude Miami, an organic grocer and café emphasizing products without GMOs or artificial additives, leased 4,700 square feet at Panorama Tower with plans to open this year. Other tenants include Hurricane Capital from New York (2,500 square feet), Edward Jones (1,600 square feet), Savile Nexus (1,600 square feet), Swedish clean energy firm Eco Wave (1,000 square feet), FCC Construction (5,000-square-foot renewal), and Burstyn Law (2,800-square-foot renewal). Jake Freeman and Kevin Gonzalez of Colliers represent the landlord for these spaces.
A private members club and restaurant will be established at Viceroy Residences Fort Lauderdale through a partnership between developer Naftali Group and Los Angeles-based The h.wood Group. The venue will cover more than 15,000 square feet within the planned tower at 201 North Federal Highway. The building is expected to have 251 luxury condos across its 45 stories.
APM Restaurant Group has leased space for Midorie—a casual Japanese restaurant—at The Arcadian apartment complex in Fort Lauderdale. Restaurateur Álvaro Perez Miranda’s group secured a 2,000-square-foot lease at 640 Northwest Seventh Avenue with plans to open in June. Midorie will offer sushi and donburi with seating for up to 50 guests.
The Arcadian project recently celebrated completion; it consists of two eight-story buildings with a total of 502 apartments including workforce housing units.
Deloitte will expand its presence in Florida by opening an office downtown Fort Lauderdale after leasing nearly 18,700 square feet at Las Olas City Centre on East Las Olas Boulevard. Chicago-based Bradford Allen acquired the two-building complex for $208 million last year—the third largest office investment sale in South Florida during that period—and is undertaking $25 million in improvements to the property completed in 1997. Las Olas City Centre was approximately three-quarters leased before Deloitte joined other tenants such as KPMG and Wells Fargo.
Nason Yeager Gerson Harris & Fumero opened a new office downtown Fort Lauderdale after leasing a 5,000-square-foot space at 110 East Broward Boulevard where nine attorneys will work across several practice groups including environmental law and commercial litigation.
Industrial developer STRO also opened an office downtown Fort Lauderdale at 200 East Las Olas Boulevard earlier this month as part of its expansion into Florida; STRO manages about one million square feet statewide.
Bagel Emporium & Grille reopened on Ponce de Leon Boulevard in Coral Gables after being displaced from its previous location due to redevelopment plans elsewhere in the city.
Uniqlo signed a lease on Lincoln Road pedestrian promenade for a Miami Beach store expected to open this fall; specific details regarding store size were not disclosed but Uniqlo already operates other stores throughout Florida.
Link Logistics reported that Palmetto 74 Logistics Center in Medley is now nearly three-quarters occupied following leases signed by aviation maintenance firm ATOPS (150,200 square feet), packaging company Precision Concepts (73,500 square feet), and Brazilian shoe manufacturer Redeplast USA (24,300 square feet). Link Logistics completed construction of Palmetto 74 last year as part of ongoing efforts to attract industrial tenants throughout the region.
Bocas Grill opened a new Latin fusion restaurant location after leasing space within a shopping plaza recently acquired by KEI Properties for $22.5 million.
