Lissette Calderon partners with Rubell family and Lion Development for major Allapattah apartments

Lissette Calderon, the Rubell family, and Lion Development Group have announced a partnership for a new residential development in Miami’s Allapattah neighborhood. The initial phase of the project will feature a 21-story high-rise with 330 rental units and 10,000 square feet of retail space on the ground floor at 1000 Northwest 23rd Street. According to the developers’ news release, construction is scheduled to start in the first quarter of 2027, with completion expected in the first half of 2029.

Future phases are planned but details will be released next year. The collaboration brings together Calderon’s Neology Group based in Coconut Grove, the Rubell family, and Michael Simkins’ Lion Development from Miami. The project is intended to reflect Allapattah’s emergence as an arts and culture district.

The site for the first building is owned by the Rubell family and is located near their Rubell Museum at 1100 Northwest 23rd Street. The museum consists of a 100,000-square-foot art campus with multiple galleries housed in interconnected warehouses. The Rubells have been active developers in Miami Beach for years and moved their collection from Wynwood to Allapattah in 2019.

Michael Simkins’ Lion Development has worked on other projects in Miami, including partnering on large-scale condo towers such as the 38 West Eleventh Residences Miami.

Allapattah has historically been known as a Dominican community centered around fruit packing but has recently attracted attention from developers and gallery owners due to its evolving character.

Calderon has previously completed several apartment buildings in Allapattah: No. 17 Residences with 192 units finished in 2021; The Julia Residences with 323 units completed this year; and Fourteen Main Street Residences with 237 units also finished this year.

The announcement comes during a period when South Florida’s multifamily market faces slower leasing activity because of an increase in new unit deliveries over recent years and reduced demand from newcomers moving into the area. However, some developers believe that market conditions will improve by the time these new projects are completed.

“This project marks a new partnership between Calderon and the Rubells, both powerhouses in the Allapattah neighborhood,” according to the news release.
