Lennar plans new townhome community near Navy Wells Pineland Preserve

Lennar is moving forward with plans to build a 146-unit townhome community in south Miami-Dade County. The development, named Villas De San Diego, will be located on a 12-acre site at the southeast corner of Southwest 355th Street and Southwest 192nd Avenue, near the Navy Wells Pineland Preserve.

The project reflects Lennar’s ongoing expansion in south Miami-Dade, where it holds the position as the leading residential builder. According to filings submitted by Lennar to Miami-Dade County, the company initially proposed a 137-townhome project in 2023 but received approval last year for an increased total of 146 homes.

The new community will feature two-story townhomes with prices starting in the high $300,000s, based on information from Lennar’s website.

Ownership of the land was transferred in May when TPG Angelo Gordon, a private equity firm based in New York, purchased the property for $12.3 million through an affiliate. TPG Angelo Gordon is serving as a land bank for Lennar by acquiring and holding sites until construction begins. This arrangement enables Lennar to secure future development sites while keeping them off its balance sheet until acquisition from TPG Angelo Gordon.

Over the past five years, Lennar has completed 8,430 single-family homes and townhomes in south Miami-Dade—accounting for nearly 70 percent of all homes finished during that period—and currently develops about 60 percent of housing under construction there. These figures are supported by research from Colliers.

Lennar was co-founded by Leonard Miller in the 1950s and is now led by co-CEOs Jon Jaffe and Stuart Miller. The company ranks as the second largest homebuilder nationwide.

In addition to Villas De San Diego, Lennar has other projects planned or underway nearby. These include Century Parc Villas North with 125 townhomes at 35655 Southwest 192nd Avenue; an upcoming Redland project featuring 88 homes—including some constructed using 3D printing technology—on a site at Southwest 288th Street and Krome Avenue; and another proposal near Homestead for a complex with 106 townhomes (including workforce-priced units) on Southwest 338th Street and Southwest 192nd Avenue.
