Jills Zeder Group, a residential brokerage affiliated with Coldwell Banker Realty, leased 8,000 square feet at The Rivani office building on Michigan Avenue in Miami Beach, according to a March 16 news release from Robert Rivani. Coldwell Banker Realty will move its South Beach office to the new location and close its current outpost on Jefferson Avenue, said Jill Hertzberg of Jills Zeder.

The move is part of a series of new leases at The Rivani, which is undergoing a $100 million-plus renovation expected to be completed this summer. Other tenants include hedge fund Divisadero Capital with 5,000 square feet; Prime Longevity, a stem cell and regenerative medicine practice taking 3,000 square feet; oculoplastic surgeon Dr. Jennifer Murdock leasing 2,000 square feet; and functional medicine specialist Dr. Elliott Dinetz also leasing 2,000 square feet. Divisadero Capital will relocate from Coconut Grove, while Dr. Murdock moves from Doral and Dr. Dinetz from Mercy Hospital in Coconut Grove. Prime Longevity is entering the market for the first time.

The building is now more than 80 percent pre-leased. Last year, PLBY Group—the parent company of Playboy—leased a 20,000-square-foot penthouse at The Rivani and plans to move its headquarters there from Los Angeles. Monarch Athletic Club will open a gym and wellness club in the building as well. A Tokyo-inspired speakeasy is also planned for the third level through a partnership between Rivani and LA-based h.wood Group.

In related retail activity across South Florida, Culto Fútbol opened its second U.S. flagship store on Lincoln Road in Miami Beach after Santa Monica, California. Comras Company brokered the lease for the Mexico-based soccer apparel retailer at Michael Comras’s property portfolio along Lincoln Road and North Lincoln Lane.

Other notable leases include BeninMed opening an internal medicine practice in Palm Beach County; Elev8tion Fitness signing for space at Immocorp Ventures’ mixed-use project in West Palm Beach’s Northwood District; Tesla leasing former Toys “R” Us space for a showroom in Kendall; Bagels & Co., founded in Philadelphia in 2021, opening another café location in Pompano Beach; and VirtuWorks expanding its Miami headquarters to support growth amid increased business migration into South Florida.
