Condo sales in Miami-Dade County saw a decrease last week, with brokers closing 80 transactions totaling $82.3 million from August 4 to August 10. This marks a drop from the previous week, when there were 97 sales amounting to $104.6 million.
The average sale price per unit last week was $1,028,539, slightly lower than the prior week’s average of $1,078,191. The average price per square foot also declined to $563 from $570, based on data from Redfin.
Among the top 10 condo sales during this period, prices ranged between $1.7 million and $14.8 million.
The highest-priced transaction was for unit #5103 at Jade Signature located at 16901 Collins Avenue in Sunny Isles Beach. The unit sold for $14.8 million, which equates to $2,605 per square foot after being on the market for 91 days. Rejane Gomes de Paula with Fortune Christie’s International Real Estate managed the listing while Abe Ash with Multivest Realty represented the buyer.
Unit #7255 at Oceanside on Fisher Island secured the second-highest sale at $9 million or $2,866 per square foot. Denise Levine with Denise LeVine Realty listed the property and Jill Eber with Coldwell Banker Realty acted as buyer’s agent.
Other notable transactions included:
– Cape Florida Club at 288 Sea View Drive Unit C2 in Key Biscayne sold for $1,665,000 ($925 psf), listed by Patricia Romano and Patricia Peraita of Coldwell Banker Realty; Heide Arguelles of Keys Gate Realty represented the buyer.
– Epic West at 200 Biscayne Boulevard Way #4702 in Miami closed at $1,750,000 ($712 psf), with Iria Zarraga of Fortune Christie’s International Real Estate as listing agent and Erica Tarafa of The Keyes Company representing the buyer.
The report highlights a general slowdown in both transaction volume and total dollar value compared to earlier weeks in Miami-Dade’s condo market.
