GL Homes acquires additional acreage in Westlake as development expands in Palm Beach County

GL Homes has expanded its land holdings in Palm Beach County with the purchase of 192 acres in Westlake for $80 million, according to public records. This transaction values the land at $417,000 per acre. The company also plans to buy an additional tract next year for $40 million, as reported by the South Florida Business Journal.

The seller was Minto Communities USA, which is the master developer of Westlake. With this acquisition, GL Homes now controls one of the largest undeveloped parcels in the county amid ongoing residential and commercial growth moving westward.

Misha Ezratti, president of GL Homes, commented on recent progress in Westlake: “Housing, retail and civic amenities have taken shape in Westlake.” The company intends to combine the new purchase with a 120-acre parcel it acquired for $29.4 million in 2024. After a land swap with Minto made these sites contiguous, GL Homes’ development footprint now covers more than 1,000 planned homes.

Design work for this community is still underway. The builder has not yet released details about home types or pricing.

Westlake covers about 3,800 acres and is approved for 4,500 homes and two million square feet of commercial space. Multiple builders are active there, and community amenities include a water park, skate park and sports courts.

GL Homes has previously developed nearby projects such as Arden and holds control over the adjacent Indian Trails site—spanning 5,000 acres and entitled for nearly 4,000 homes.

Other large-scale developments are shaping northwest Palm Beach County’s landscape. Minto’s Avenir community in Palm Beach Gardens spans 4,800 acres with almost 4,000 homes planned alongside commercial facilities and a nature preserve. Developers like Minto and Lennar continue to invest heavily in the area but face infrastructure challenges and increased scrutiny from local governments seeking to maintain authority over zoning decisions.
