Dacra, Fort Partners, and their development partners announced on Mar. 13 that French hospitality brand Fouquet’s will operate the hotel and manage the condominiums at the planned Miami Design Residences Designed by Chipperfield in the Miami Design District.
The move brings a well-known Parisian brand to Miami for the first time, marking Fouquet’s second location in the United States after its New York opening in 2022. The partnership is expected to add international prestige to the neighborhood, which has become known for art, luxury retail, and dining.
The development team includes Miami Design District Associates—comprising Dacra, Fort Partners, Raycliff Capital, Constellation Hotels Holding, L Catterton Real Estate, and Brookfield. The project will feature a 25-story condominium tower with 143 units connected to a 12-story hotel building offering 85 rooms. Pritzker Prize-winning architect Sir David Chipperfield and Cube 3 are designing the complex for a nearly two-acre site at 39 Northeast 39th Street.
In January, the Miami projects review board approved plans for Miami Design Residences. Board member Gia Zapattini said during the meeting that the project “is raising the bar really for the neighborhood.”
Fouquet’s is part of Barrière, a family-owned company founded in 1912 and led by CEO Gregory Rabuel along with Joy Desseigne-Barrière and Alexandre Barrière. The company operates hotels in Paris, Saint-Barthélemy, Courchevel, as well as casinos and restaurants across its portfolio. Fouquet’s flagship opened on Paris’ Champs-Élysées in 1899.
Other residential developments are also underway in the area. Hunter Pasteur and The Forbes Company plan Cassi, a 20-story apartment building with 107 units. Helm Equities is developing a Live Local Act project featuring a 36-story tower with 278 residential units plus an adjacent eight-story office building.
