Former NBA player’s Coral Gables home under contract amid active Miami luxury market

The Coral Gables residence once owned by former Miami Heat player Justise Winslow is now under contract to a new buyer. This transaction is the second highest-priced among 15 contracts signed in Miami-Dade County between November 10 and November 16, according to the latest Eklund-Gomes report. The report monitors homes and condos listed for $4 million or more on the Multiple Listing Service in Miami-Dade County, where properties spent an average of 121 days on the market.

During this period, 57 new luxury listings were added, bringing the total number of high-end properties on the market to 1,262. In comparison, buyers had signed contracts for 12 properties totaling $120 million in asking prices during the previous week.

The combined asking price for the nine single-family homes and six condos that went under contract last week reached $100.2 million, based on data from Douglas Elliman’s team led by Fredrik Eklund and John Gomes. Single-family homes entering contract had an average asking price of $7.8 million and averaged 96 days on the market. These homes accounted for $30.3 million in total asking volume.

The top pending sale was a waterfront home at 4042 Island Estates Drive in Aventura, which measures nearly 7,800 square feet with five bedrooms and six bathrooms. The property has been listed by Compass agent Chad Carroll for almost $15 million. According to records, Hillel Shohet’s company purchased it for $11.9 million in 2022; features include a pool, spa, outdoor kitchen, and significant water frontage.

The next most expensive contract was for a non-waterfront house at 506 Sunset Drive in Coral Gables, listed by Compass agents Ben Moss and Eric Torrente at nearly $9 million. The home includes six bedrooms across over 7,300 square feet on a lot measuring about 0.7 acres and was built in 2008. Records show Geidy Leon—co-founder of Doral-based Miura Cigars—owns this property; she acquired it with her husband Jorge Leon from Justise Winslow in 2022 for $5.5 million.

Condos that secured buyers last week averaged an asking price of $5 million after spending about three months on the market; together they represented roughly $30.3 million or about $1,979 per square foot in total volume.

Among these deals was unit 1008 at Ritz-Carlton Bal Harbour (10295 Collins Avenue), which entered into contract with an asking price of $6.5 million ($2,350 per square foot). Keller Williams Realty Premier agent Fritz Wagor holds this listing; property records indicate private equity investor Jim Lim bought it for $4.5 million in 2020.

In New York during the same period, buyers signed contracts for another set of high-value properties: there were agreements made on 25 homes with a combined asking value nearing $197.4 million; these residences spent an average of nearly two years (621 days) on the market.
