Bristol condo goes under contract for nearly $24M after price reduction

The luxury real estate market in Palm Beach County experienced a slowdown last week, but high-value transactions continue as the busy season progresses. According to Douglas Elliman’s Eklund-Gomes team, buyers signed 21 contracts for luxury properties between January 19 and January 25. The total asking dollar volume for these pending sales reached $132.5 million, with properties spending an average of 93 days on the market. This is a decrease from the previous week, when there were 40 contracts totaling $324.7 million.

The report covers signed contracts for single-family homes and condos listed at $3 million or more in the Beaches MLS. It noted that there were 93 new listings and a total of 1,265 active listings during this period.

Of the pending deals last week, 15 were single-family homes and six were condos. The average asking price for condos was $7.9 million, or $2,457 per square foot, with an average of 120 days on the market. Single-family homes had an average asking price of $5.7 million, or $1,238 per square foot, and spent about 65 days on the market.

The highest-priced contract was for unit 1801 at the Bristol at 1100 South Flagler Drive, which was listed at $23.5 million. Records indicate that Raymond Golden—a former executive with Salomon Brothers and Trammell Crow Company—owns the unit with his wife Linda after purchasing it in 2018 for $10.4 million, setting a West Palm Beach price record at that time. The residence measures 5,700 square feet and includes four bedrooms along with four bathrooms and one half-bathroom.

They initially listed the property for $25.5 million ($4,474 per square foot) in April according to Zillow; Samantha Curry with Douglas Elliman holds the listing.

Another notable transaction involved a compound at 256 and 262 Cordova Road in West Palm Beach’s El Cid neighborhood, which found a buyer at its asking price of $12.6 million. Rebekah Alfond—the founder of Marie Birdie—owns these properties after acquiring them through two purchases totaling $8.4 million in both 2021 and 2024. The combined estate covers about 0.4 acres and features two houses: a main five-bedroom house measuring 3,500 square feet at 256 Cordova Road and a guest house plus another home totaling approximately 1,400 square feet at 262 Cordova Road; there are also two pools on site.

This compound entered the market in November priced at $12.6 million according to Zillow; Simon Isaacs from Simon Isaacs Real Estate represented the listing.
