Boca Raton home leads luxury real estate contracts in Palm Beach County

A home in Boca Raton’s St. Andrews Country Club neighborhood led luxury property contracts in Palm Beach County last week, according to a report from Douglas Elliman’s Eklund-Gomes team. Between October 6 and October 12, buyers signed 10 contracts for homes and condos priced at $3 million or more, with a combined asking price of $47.6 million. The properties averaged 263 days on the market.

This marks a decrease from the previous week, when 19 contracts were signed totaling $71.5 million in asking dollar volume.

The Eklund-Gomes team tracks signed contracts for single-family homes and condos listed at $3 million or above in the Beaches MLS. Last week, there were 49 new listings, bringing the total number of active listings to 1,065.

Of the pending sales last week, nine were single-family homes and one was a condo. The condo is listed at $6.5 million, or $2,311 per square foot, and had been on the market for 541 days.

Single-family homes accounted for $41.1 million of the asking dollar volume and averaged 91 days on the market. The average asking price among these homes was $4.6 million.

The highest-priced home to find a buyer was a 7,600-square-foot residence at 17153 Ericarose Court in Boca Raton, listed for $9.5 million. Property records show that David Kreiss, president of KM2 Solutions based in Palm Beach Gardens, owns the house. He purchased it for $4.7 million in 2020. Built in 1988 on nearly an acre, the house has five bedrooms, seven bathrooms, and a pool. Kreiss put it on the market in September; Jeannine Patricia Morris and Blake Benjamin Morris with Lang Realty hold the listing.

The second-most expensive property to go under contract was unit A2 at One Royal Palm Way (100 Royal Palm Way) in Palm Beach, listed for $6.5 million. Records indicate the seller is the trust of Elizabeth Bowden, who bought it with her late husband Charles W. Bowden Jr., a Philadelphia-area real estate developer, for $600,000 in 1994. The unit spans 2,810 square feet with three bedrooms and three bathrooms. It was initially listed for $9.3 million in 2023; Dana and Paulette Koch with Corcoran Group have the listing.
